Patriot Home Inspections offers an extremely thorough and information-packed General Property Inspection for home buyers. Thermal Imaging

We offer Thermal Imaging as needed during our inspections. With a thermal imaging camera, we can see within a home’s walls and detect areas of heat loss. This helps us find hidden moisture intrusion and issues in the home’s electrical panel that we couldn’t diagnose with the naked eye.

Re-Inspection

Re-Inspections offer additional peace of mind to home buyers and help smooth communications between all parties involved in a deal. After the seller and realtor have addressed the buyer’s wishes for repairs, we will revisit the home and ensure that everything was completed as agreed-upon and that the home is ready for closing.

New Construction Inspection

We complete New Construction Inspections on newly built homes in preparation for their final walkthrough with the builder. We find even the smallest defects in the construction of the home so that the builder can address these concerns before the final meeting.

Pre-Listing Inspection

Before listing a home, sellers can find and address issues ahead of time by scheduling a Pre-Listing inspection. We will inspect the home for damages and defects that sellers don’t want buyers to find first, allowing them time to make repairs and prepare the home for today’s competitive market.

11th Month Warranty Inspection

Most new homes are sold with a builder’s warranty that covers the cost of repairing constructional defects during the home’s first year. By having the home inspected for these defects in the 11th month, owners can take full advantage of their warranty and request repairs before it is over.

Mold Inspection

Mold growth in the home and mold spores in the air can be harmful to the respiratory health of you and your family. We use a Moisture Meter to measure moisture levels throughout the building and find exactly where mold is present so that it can be remedied.

Radon Testing

Radon is a toxic gas that is invisible, tasteless, and odorless, so it requires professionals and their equipment for testing. The gas causes severe health conditions and is linked to lung cancer, so it is extremely important to schedule Radon Testing when buying or selling a home.

WDO/Termite Inspection

Although small, termites and other wood-destroying insects can cause serious damage to the structure of a building. By catching an infestation before it gets out of hand, you can save yourself a lot of money and stress. We will inspect for any signs of termite damage or an infestation and offer our remediation advice.

Water Testing

For your safety, water in the home should be tested before use or consumption. We will inspect water for any signs of toxins or harmful contaminants for your peace of mind.

Well and Septic Inspection

Well and Septic Inspections can be extremely important for older homes or homes that have been updated and built onto. We will check these systems thoroughly for any defects and damages so that issues don’t go unnoticed until they later cause problems in the home.

Sewer Scope Inspection

A sewer scope inspection is a process of inspecting the inside of a property’s sewer line using a specialized camera that is inserted into the pipe. This inspection helps identify any potential issues or problems in the sewer line, such as blockages, cracks, leaks, or other types of damage.
